Curious as to how the BP Community would analyze this property mixture....We're looking at a single property (3 standard lots) with multiple income-oppurtunites on site that had previously been reserved for family/friends, so there is not much of rental history to relate.

Anchorage is multi-family heavy for owner occupants and investors...so they tend to take decent care of them...at least enough to not get foreclosed on or so run down they cannot resell close to market value.I would encourage you to connect with MULTIPLE RE Investing friendly agents and let them know what you're looking for.

@Adam Webb Without knowing the details of your market, if there is such a wide disparity, you are better engaging in a simple arbitrage trade (as you've pointed out) and buying duplexes all day long.
