If you split the refi up much beyond the original percentage that each partner puts in (89.6%/10.4%), Investor A is really just giving his money to Investor B.The lawyer fees should be included as part of the original costs, like rehab and refinancing.I don't really know your area but in my area this is not a deal.

Their main competitor are from Asia and they can't compete on cost basis with head counts in San Diego.I work in Hi-Tech and I am first hand seeing flight of jobs paying $120K+ and I can see it's just a start: Outsourcing along with AI/Automation would obliterate jobs from high cost center like San Diego.Many companies are replacing $120K job with cheaper workforce paying 50%.Also, these are my first hand experience..

The 3 main things I learned from that experience were: a) I was overthinking (every thing) when it came to getting started; b) I was looking in the wrong places for deal(s); c) If I was going to be successful, I needed to have a team, and fortunately, he was able to introduce me to his HML (hard money lender) his title company and his network, until I was able to replace them with my own team.

The reasons I do: A) I can sell for full premium price; B) I can sell the property fast if others in the area are moving slow; C) I get a nice return on my investment, usually better then most other investments (I typically charge 20% Down and carry the Note for 10 years at 10% APR); D) better cash flow without being a landlord or dealing with landlord hassles (NO Repairs, NO Calls, NO Reserves needed, NO Property Taxes, NO Property Insurance payments; The payments come in and if I don't have a mortgage, the funds are 100% cash flow.)When buying a fixer-upper property and rehabbing it, you can average well over 20% APR return on the net cash invested when offering seller financing!!
