Hi Lavaud,I would highly recommend attending tomorrow's Webinar, How to Buy Your First (or Next) Rental Property in 90 Days or Less. 

I've attended the webinars for BP and they always look at properties in random places. 

Though I have not purchased my own real estate in NJ so I might be unqualified to speak about it; I would say attend Brandon Turner's webinar which he typically holds every week on this very topic! 

I'm really excited to join this community and have learned so much from reading the forums, attending all of the webinars and listening to the podcasts. 

They hear the words private placement, see fancy offering materials, and watch rousing deal webinars and they get that excited (premature) bowel movement feeling.The financial protections (net worth and/or income) from the high risks of private placements are important and just having the knowledge part may not be sufficient protection. 

Best advice I can give you now is to keep increasing your RE knowledge through books, podcasts, webinars, etc!
