It is good practice to confirm vendors who have employees maintain workers comp coverage.

If you do not know the laws, how to properly screen a tenant, best practices for accounting, managing vendors and late night maintenance calls, you can be doomed from the start.

For a small one (say under $15,000 in repairs), you can probably get away with handyman/vendors/etc. 

A cool thing to offer though is if a tenant in a multi-offers to cut the grass instead of a vendor and just allowing them a credit per grass cut. 

It is NOT  a red flag that a vendor will only work with cash buyers that is just things that are promulgated by other turn key outfits.

We self manage our other properties and are pretty good at the channels and the marketing aspect, there would still be much work to do in finding the right contacts to make it possible; I.E cleaners, maintenance, preferred vendors etc.
