If it was cash flowing $900 a month before over the long term, you're still ahead.I'm hoping the comment about variable rate was because you renewed at a variable rate, not that you were on a variable rate for years and never locked in.

And what 'is" is a tangled jumble of things. ai will just kick back an answer loaded with "and, if, but, when" because that is how the various statutes are, loaded with layers of variables that far too often make almost any action/answer right, wrong or unknown, sometimes simultaneously multiple or all of the above.

I have been reading Long Distance Real Estate Investing - David Greene, and came across an interesting tidbit of information: Your first 10 (1-4, 5-10) property loans are Fanny Mae insured, after which your loan criteria become more unfavorable (variable rates, stricter credit score requirements etc.).

There is also the thing of a physician loan where I wouldn't have to put a down payment on the house and secure a loan although I would want to try to aim for a fixed rate (or maybe variable since interest rates are potentially going to be cut in the future?)

Don't we all wish that all rental properties would cover the expenses no matter what.There are TONS of variables to factor in (price point, area, market, condition, etc), but at least in my market (Indianapolis) the rents on a SFR often do not cover all expenses.
