Got to be careful and really clear here - its not an unreasonable ask - but its a totally different request (and will be challenging) to be requesting capital investment from a partner with zero actual monetary "skin in the game"

I always knew promote to mean the split the GP receives at the end because they are being "promoted" to perform well and reach this level which means the previous performance hurdles (such as returning capital and pref) were achieved.

So if you are creating your own platform, you may have to go through some hurdles to make sure it complies with all FINRA regulations.They most likely will also require an escrow agent to distribute funds.  

However I will say financing 95% at today's high interest rates with 33% of the units not generating income sounds like a tough hurdle to overcome in this market, even if you're pulling in strong W2 income.

@Nathan Harden yes lending has been the biggest hurdle, we also originally were aiming for 75k value to invest in however this deal came across us newly listed and we were the first to see it.

Or is that an unreasonable thing to expect out of an agent?
