I feel your pain with buying at the top of the market.

Yea there's some growing pains - but experience is the best teacher.

This immediate implementation would have been very bad for investors, bad for resident homeowners, bad for renters: would have been all-around painful. 

If they choose something low, they are going to be a pain and it's time to get them out.

I personally found I’m good at it if it’s a simple job, normal easy walls, but hire out if its 2-story height, painting cabinetry, wood windows etc as they are a all a big pain.

@Rob Blumenstein I hear your pain about finding the right Architect / Builder team.

He was frustrated with getting old (and helpless) and with his aches and pains.  

I'm learning a lot of painful and expensive lessons.

Sizable sponsors with decades long track record still have to slog it out to raise money (albeit with less pain than others).
