That should give you an unbiased opinion.I always say it is better to do your own marketing.

The seller's opinion is irrelevant because he is not an unbiased party in this transaction.A more important questions is: why has the property been vacant for a year?

Focus on what markets and neighborhoods make the most sense for you as an investment while being unbiased and agnostic to the markets.  

Whether Scott is right or wrong is actually immaterial; the fact that his business model is DEPENDENT on people disbelieving my evaluation of this industry should eliminate his statement as self serving at best and deceptive and untruthful at worst.What the OP or anyone else needs to look at are the opinions of knowledgeable, UNBIASED parties, not salesman, hucksters, or gurus thinly disguised as experienced, knowledgeable professionals.

Unless the tenant has video cams in place which recorded the theft, obtains a confession from the plumber, or has the testimony of an unbiased third party who witnessed the theft, in all probability he would not be successful in court.  

Bako puts me a bit more at ease as I know people who live out there to show me around and give me an unbiased lay of the land, I don't have that in DFW.
