i checked with the property management company we work with and they said they are at 10% vacancy.I know they manage something over 200 units.Not sure if trend is up or down though

So I just wanted to pick the minds of my fellow investors, regarding an interesting trend I noticed.

They know that it sells just as well to be fresh and clean as opposed to current and trendy.

If you're worried that might be too casual, go busines casual (jeans, button down, sneakers) and you'll def be fine.

And we are both in growing, young, trendy, urban markets.  

we try to pic colors and finishes that are less trendy as not to date the properties, I have a couple of properties that I built in late 90s with pickled cabinets and coreian counter tops that were really popular at the time, which cost more but rented higher at the time but not enough to overcome higher cost, others I did were simple had white cabinets with laminate tops, but now they rent about the same, but we do get a lot of negative comments on the pickled cabinets so I do my best to stay away from trends.  

Don't get trendy on improvements.

A growing trend is use them as charter schools.
