I feel I have a good grasp on what it will take to get started on my first property but I still have a few major questions that I can't seem to find answers to. I

I understand your enthusiasm to jump into RE in the USA, but from reading your post I think  there are really alot of variables you have to understand when coming to I invest long distance. 

Just shoring the house alone requires engineer's stamp in this area, I believe.Even if @Danielle R. has the ability to deal with all the complexities, I don't know if one would even want to. I
