We actually coached a client to offer a dog photo shoot at his hotel because so few in his area allow dogs.

I don’t personally invest in STR’s, but previously served as legal counsel for a company that owned a hotel portfolio valued over $1B, and understand the space and policy considerations that are creating barriers across the country.

Look at parking lots, or storage, or flex warehouse, or apartments, or large multi, or office conversions, or small office, or land banking, or hotels, or STR.   

However, would I be obligated to provide housing (hotel) for the tenant due to being in a lease or do they just need to find somewhere else to live?

And put up the tenant in a hotel somewhere.

Otherwise, uniqueness of property and area, but also limited to no accessibility constraints and limited to no hotel presence. 

STR above certain thresholds is generally considered a services business more akin to a hotel, not passive rental income.Confirm with your CPA on the best approach to form and perform tax reporting for your short-term rental business.  

But, here in FL where the #1 source of revenue is tourism, the state wants some of the action and Hotels are fighting back.
