I would not believe that I was going to have a brain annurism and a stroke over 5 years ago so you need to plan on the future because you never know what will happen.Keeping your job and saving up and learning is smart.

Go after owners that live elsewhere and have a lot of equity and you might get a better deal.I am 59 years old and found BP about 11 months ago while I was recovering from a brain aneurism and a stroke and not committing to full time real estate because of my experience.

I did a lot of these in my day probably 100 or more.. but we could always stroke a check and or refi.I have run into numerous folks that got into title on houses .. tenant would not pay and they made it one or two months before they could no longer pay on the underlying they were running on a shoe string and got into these deals with little money and no credit and listen to coachs and guru's as how to buy with little or no down and no personal credit.. well this is a way to do it.. but its very dangerous for a seller whos credit is important to them etc... its just not a beginner strategy or a scheme to use when you have little or no money and no credit..Unlike what the gurus and coachs say.

i would like to insulate myself as well as the seller from any risk. sometimes i will working with another home stager and only supplying the artwork. either way, it would behoove me to have this covered from my end, hopefully nominally as far as price point, to make for a smooth and happy transaction for everyone. i'm trying to build a template which can be utilized for the broad brush strokes of this type of business. are there any other questions i should be asking?
