Both mistakes stemmed from not knowing how different it would be having an open house late October vs. early September.10/22: I started using a google form for anyone interested to respond to a few questions (an idea I learned from this board).

More clothes were dried and placed in bags, it was a PITA.

As far as MDF versus wood....it all gets bowed if you get water damage and it is not dried immediately.

It needs interior and exterior paint, new fixtures and appliances along with some new shelving and dry wall, and of course some yard work.

Very few title co.s/attorney’s will participate in a “dry closing”, using the end buy funds for the initial purchase, even with disclosures.  

Tonsssss....subway tile takes time and don’t let your grout dry or you are screwed!

I see people post no deals , all deals are dried up, too much competition not like people know all the houses in all cities/neighborhoods in their state.

Looking at these photos of Calwa properties, it looks like it is in a C- - neighborhood with trash outside, weeds not meeting fire code and in front of each buildings have dry rot. 

We backed out of one after the inspection found several problems including 2 bad HVAC units, roofing concerns, a tenant who had torn up his unit, and dry rot on soffets.   

The water is currently dried up and I am working to get the property sealed.
