I would suggest doing a lot more research before you jump into it. the basic allowance for a small commercial aqusition and development is at least 10k out of pocket for start up costs.

On the other hand, if inflation really kicks up and interest rates start up, I wouldn't be surprised to see a whole flurry of due on sale calls.If the buyer doesn't pay, you have to foreclose.

If there is no sale we'll be looking for the largest box we can find to live in as there is no way (that I know of) to get enough funds to buy a home on the other end; we qualify for about $40k under our current circumstances as I am carrying a lot of debt from business charges on credit cards for our start-up business which has not started to pay me back for anything to this point.

Apparently, your business proposal does not go into sufficient detail about what start-up costs are, where the money for start-up is coming from, what operating costs are going to be, and where the money is coming from.You are not presenting a financial team of management that is going to make the business succeed (because with your lousy credit and lack of money, I am not going to trust you to do it).That's just a start of why I wouldn't give you any money.
