For someone that's not as conservative, or a different view on the next recession, they might have a different opinion than me on all of this2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

I totally agree with you.. a sponsor should be more than willing to let an investor run a background on them and credit. why not its usually a good portion of your life savings.

I would be quite cautious being the sponsor.. if it does not go right you know the little guy is going to lawyer up.. and the lawyer is going to hit you with a securities action.

Maybe I'm being too literal, but can't you get most of the benefits as managing member of an LLC (JV) as you would from being the sponsor?
