Asking because my son has an attic apartment in his house which is a stone’s throw from a hotel, a 3 building campus for a tech employer and they are building a mega 7-11 type store in front of the hotel...walk to all three.

I've invested in a number of mastermind groups to build a system where I spend 2 hours/week max to manage my vacation rental (which is 2.5 hours away) which generates me a 20% cash on cash return AND my wife, son and I use it at least once a month. 

I do appreciate where I come from, it's taught me perseverance, grit and the art of the collaboration.When I married and had my son, I went a little overboard with the "be a provider" mindset. 

Our son will be going off to college in a few years so positive cash flow would be beneficial.

My son has been in the Navy for 2.5 years and is contemplating purchasing his first home which will be a 2 unit.He is looking for find out what options he has as far as mortgages that require smaller down payments. 

I had my 18 yo son with me the other day while listening to a podcast about assets and liabilities.

I may be going down to do some work there too, while my son is now licensed in OR , allowing us to work both markets!
