Hey there all - we are working on a flip where we got into a 2-story townhouse with units on either side, and we have realized we have a chain smoker in each of the adjacent units.

The pot smokers room has this yellow residue on the windows and a spot on the ceiling above the bong (I have to assume).

You may be able to increase cash flow by charging a Non refundable pet or smokers deposit. 

Other normal criteria like min credit score and income won't matter much when you're stuck with a roommate smoker and animals/pets you may not be quipped to handle.   

The issue is that the current owner is a smoker and smokes inside the residence.

He is 76 yrs old and a smoker otherwise in good health.

I have all qualifications for potential tenants listed in ad such as 620 credit score needed, time at work one year or more, gross income 3x rent and no smokers.
