Most of that stuff is built on the sides of a mountain.

Similar neighborhoods/suburbs to Clay/cicero would be in the east side of Syracuse, like DeWitt, Fayetteville, and Manlius.

If you have a 6 bedroom in an area that does not have a university (students looking for shared space) or is in a family friendly place it may sit vacant longer between tenants.For Capex, try not to use a generic number - look at the roof, furnace, hot water tank, kitchen - when will each need to be done and what will it cost?

That's why I think investors are not your friend, you want retail buyers.Have you talked to the neighbors on all sides of you? 

@Cody Anderson Currently I'm making $3,800 for the 3b/2ba unit and $1,800 for the studio (the other side of the duplex) for a total of $5,600 per month.

But those same banks stuck with me and allowed me to pivot and build up my new construction side using bank debt intead of HML.. etc etc.

On the flip side some of the Investors like David K who may have invested in this deal at least he says he did..

Finding some middle ground that is beneficial for both sides is so important and can make or break a deal. 

This was very hard and time consuming, but I'm on the other side of the permitting process and ready to build.I am estimating the 6 cabins will be about 900k to build and will be worth 2x that when built.

I am more looking to get further into either flip or rental properties and would love to be able to connect with folks in that side of investing.
