@Kyle Litz are you still using REIPro or did you cancel after the free trial and shift to something else?

So needless to say I am wanting to shift my focus from single family homes to boat and RV storage.I have so many questions...and where to start.  

With that being said, I have shifted my focus to multifamily and apartment complexes outside of our state and/or across the state in hopes of leaving behind the outrageous insurance rates.

@Nathan Frost- thanks .if you ae  able to get one loan that covers 5  rentals  at a 7.5% rate - this  is a good  deal  ( assuming loan fees arent too high ) ..shifting debt  is a good  move 

Start buying warranties so you don't have To deal with the headache. add 0.5% to the purchase price, make it part of your sales process. hedges and shifts the risk. you can get 10 year builder policies underwritten and approved. that's how we do it. anything we can do to lower the risk for ourselves is ideal.

One works part-time on midnight shifts for UPS while going to college full-time, and I can see is "getting the RE bug" watching grandpa being retired already.

However, as you gain experience you’ll want to minimize how much you capitalize and shift costs towards expenses.

Did you sell, did you just continue to rent and accept fines/penalties, did you shift to mid term or long term rental?
