Both Buyer 1 & Buyer 2 were as honest as investors are and didn't know the plot perpetrated by Seller.How does this get settled out? 

Do not settle for something that is controlled via wifi.

I love Mexico, and would love to invest there.....once it settles down a little.

Days on market are less as well which shows me that demand is still very much there.With affordability and inflation playing the biggest factors into why a lot of buyers are settling with a condo or townhome to start in hopes of moving up to something bigger and better as the market continues to appreciate and trend upward.I fully anticapte the remainder of this year to be a very busy one with a lot of buyers entering back into the market with talks of rates coming down in the Spring.

A title company settles a claim in 30 days, usually... you have borrower paid insurance? 

Numbers and landlord laws just didn't make sense imo.I started lookin at out of state investing to find properties that will cashflow and settled on Columbus, Oh as my main target market.

In case anyone is interested this is what I settled on and it was well received.

I dont mean pre approved for a loan or using hard money , but they go to the person who strokes a check and settles real quick . 

It goes up and down but ultimately settles at inflation adjusted prices or .6% above.Makes you question whether real estate is worth it as a LONG term investment.
