What reason I can give without getting in trouble with the law?

I think the important thing is to follow the laws and have everything spelled out in the contracts.

That’s why I invested in rentals—to have a safety net.I'm not exactly sure where you're at, but if your current situation is causing frustration or stress, there’s no shame in selling a property to free up capital.

A principal (who is not well versed in contract law) in a transaction can draft their own contract form just like someone accused of murder can represent themselves...and both would be making a grave mistake.

This is because there’s well established case law that states a lender can only hold a guarantor personally liable if there was a benefit received.

The LP protects against this as well as losing everything in a potential law suit. 

I don't know your state but I suspect you would be breaking some law, as you are likely unable to legally market something you don't own or have use and possession rights.

If you hired an agent or a broker to work with you, you'd be covered - but regulations & laws vary from place to place.Screening is best done by establishing a set of guidelines to qualify applicant tenants, then sticking to those rules to avoid legal issues (and for your own sanity).
