The brilliance in my opinion is having private lenders who don't want their money back, but finding ways to recycle that money into traditional financing so you can use those private funds to start your next deal.

If it is way out of the norm like a....recycled beer can wall bonded with a recycled plastic polymer (just the craziest thing I could think of right now) then you stand to have quite an expensive hurdle getting it tested and designed to pass scrutiny.

Each house will have debt, that your tenant is paying off for you (house MUST have positive Cash Flow) = Good Debt.Just keep recycling the same cash over and over with each new cash buy and refinance.
