I've read books (Turning Distress into Success; Performance Anxiety; Seller-Financing & RE Notes in the Dodd-Frank Era), explored the posts in this forum, listened to @Bob Malecki 's BP podcast episode, and now have some (hopefully reasonably intelligent) questions to ask.

Hoping to find some recurring meetings to attend weekly/monthly as well, but would gladly attend any one-time meetings too.Would be interested to attend meetings for flipping or buy-and-hold, as well as for multi-family or commercial properties. 

What if there was a way to shake off some of that anxiety so that you could approach these potentially lucrative situations with more confidence...Or at least composure? 

Also I would add NRRC (non recurring closing costs) to the down payment amount) to get a true amount of cash invested.  

In fact, in my current scenario, that is exactly what happened in 2014, and the lender agreed to not add that as a recurring expense, however, and I'm saying that as a small business owner with several businesses who employs various strategies to lower taxes and realized income, when it comes to real estate, it either makes money or it doesn't.

Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties.

(not the marriage part, but the anxiety that i get from thinking that this could be the one that gets me in the game) I love my wife!

I realize this isn't the quickest way to giant wealth but the security is easier on my anxiety!

I was so glad she moved just the anxiety of the situation was stressful and I kept wondering what she'd try and find next.
