Of course not -- you could have purchased the raw ingredients yourself and made your own hamburger at the wholesale price, thus saving yourself that additional profit paid to the restaurant.

I am 31 years old and right now i'm trying my hand at buying and selling raw land.

It's usually slightly negative.My question:I am a conservative fella so I like looking at paying cash for a property, which will give me potential appreciation, and i'd have raw cash flow.What I am starting to take into consideration, is if I were to say put 20% down on a 100k rental, and I earn 1,000 cash flow, that's a 5% annual COC return.

Then just go through the other properties that are similar (house or raw land) in the subdivision to find out the taxes they are paying.It's time consuming but the counties want the property to be close and similar and you can't get much better comps then the same subdivision.

I hope this is not too vague but here are the details.It is a parcel of raw land, zoned highway commercial, in a high traffic area.

In particular if it applies to non-owner occupied properties, or raw land, what exactly the guidelines are for the up to 3 seller financed properties per year, etc.
