We recently bought a short sale 2nd home in Deltaville, VA which could make more $ than I will this year.....prompted the taking of a closer look at our portfolio and realized the need to add revenue producing assets for our family.

I put some at major shopping center entrances, major intersections and at major road entrances to some of my targeted neighborhoods.Is there any particular placement or certain things that seem to prompt people to take more or less of your signs?  

Not sure what prompted the scolding, but either way you are a better man because it. 

(Joke...mostly) When I was about 17 years old one of my friends Dad's friends who was in real estate told me I should buy a duplex and house hack it (he didn't call it house hacking but the concept was the same) and as I wise 17 year old I promptly ignored that advice, I had different priorities back then, surfing, playstation, you know important stuff.  

I agree that if the home isn't in a condition much different than when she signed the lease, I would ask her what prompted the need for the sudden clean?

This issue can be avoided completely by transferring the property into a land trust.While a transfer to an LLC will cause alarms at the bank and prompt them to send you a letter, a transfer to a trust will not.
