We manage 275 residential properties with the majority of those in Sherman/Denison so I feel uniquely qualified to chime in.Generally speaking, 3 to 4 bedrooms are the most popular and for a new build, they will lease anwhere between $1600 - $2200 depending on the area, size and amenities.

I know this is an unpopular opinion around here that you won’t see on the front page of the daily BiggerPockets newsletter, but it’s the truthI get where you're coming from, and I think you make some good points about the challenges of the short-term rental (STR) market right now—high housing prices, mortgage rates, and fierce competition.

A more realistic expectation is 24 hours which will ensure we can arrange any repairs or corrections with a team, handle it in person, etc. be curious how this plays out as I worked for local developer for a while and developed several properties in Alexandria (Specifically old town) and while the city is challenging like any city - they were mostly realistic.

I am finding the market challenging especially as it relates to cash flow.  

The challenge we're facing is the lack of short term rental data for the appraiser, and we won't know if it will meet the debt service coverage ratio (DSCR) requirements until the appraisal is complete.Has anyone dealt with a similar situation?

Bottom line - there have been a number of challenges in Cape Coral over the last couple of years. 

Back in 2018, we encountered one of the most unusual title challenges we’ve ever faced while working on a multifamily wholesale deal.

I know the seacoast of NH has been mentioned here but I wanted to point out a few options that could be considered.Hampton, a popular coastal town, has strong demand for multifamily units near the beach and a robust short-term rental market, especially in summer.

But, they are very popular gurus and are making a lot of money teaching their "classes" and groups.
