Can you do the work you need to do (especially plumbing) being in the middle of the house?

Here's my situation:I own a duplex that is about 100 years old and my tenants pay for all of the utilities EXCEPT for city water (which comes out of my pocket each quarter).Both of these rental units could benefit from some plumbing updates throughout (e.g. - 1.28 gallon toilets, eco-friendly faucets, eco-friendly shower heads, etc.) as a way of helping this rental property consume significantly less water (enough to save me a few hundred bucks each year...

You won't sell it if you didn't get permits as most municipalities require you to get a CO or the buyers will do an OPRA request and see you didn't pull permits.If you did electrical or plumbing without a permit, the walls will need to be opened up to expose the work.You won't be ready to sell in 3 months.

Maybe take this opportunity to move to a different location, get a good paying job.Expose yourself to other people like you.Maybe learn a skill/trade - hvac, plumbing etc.Make youtube videos of your journey.You are 24  - you have so much life ahead of you - get out there and make some mistakes !!!

Working his but off for over 30 years, doing most of the work himself, he had to refi properties along the way to have money for roofs, plumbing, basement issues and driveways.

I run a small plumbing business in SF and my wife runs a small landscaping business and it is already a lot of work!

**PITI is $522 a month (2%interest rate)** Actually cosmetically ready for renters and appears fixed up.On the inspection report the plumbing failed and it mentioned shifting soil in the foundation report. 

I assume these areas have strict zoning, permitting, and design codes, along with requiring state licensed contractors to perform electrical, plumbing, and HVAC which would increase costs.

The guy I used for plumbing work in my house hack is now my GC for my first BRRRR I'm working through rn. 

Once you find one good contractor they typically know other "rock stars" in other trades (electric, plumbing, etc...) that you will also need.
