The person who owned the house previously (and apparently tried to flip it.....I think.....) used that very thin, plastic coated panel board for the ceiling.

The area doesn't look that complected.They will probably just tent off the room with plastic and remediate it.Maybe send a pic to a few remediators and get some bids, it might not be as much as you fear.
