Another option is talk to a fellow local landlord and ask if they will help out in a pinch.

Being a rookie, I had no idea what I was doing & pinched pennies wherever I could.

I still go there in a pinch, but try not to until I’m ready to forgive and forget, lol.

Do you have a parent that could loan you 5-10k in a pinch?

And I still have family up there if I need something in a pinch.

Charlotte is starting to feel the investor pinch and prices are going up so moving out a bit ahead of everyone else is key.  

I don't have anything worked out with my housekeeper for unscheduled events, but I know they would help me out in a pinch if needed.

Down the road a few hours I would add these to the list:- No or Poor crawlspace access --> you'll need in there eventually, usually in a pinch, and having 12 inches of space between the ground and your floor joists, or having no access (because someone at some time covered it over with flooring, brick, or some such thing) is going to frustrate your vendors and therefore cost more.- Sewer lines -->  Scope them. 

In a pinch I've got it to turn with a fat Phillips.
