If there's one thing STR investors welcome in the PNW... it's dogs with three of the top 10 locations for pet friendly AirBnB's located in Oregon & Washington. 

One person booked at the normal rate instead of what we quoted and the other somehow had a pet fee attached which we still don’t understand since we do not have that as an option.  

Do you allow pets?

Any other possitive factors  - stable tenant base  - alarm systems  - regular checks on the property  - no pets  - Lead safe certification  - newer roof, plumbing, electric, etc..Anything to balance off the lossesBe prepared that it may end up in a non-standard (surplus lines) market for a couple of years.If you did not have flood coverage before, see if they will continue the current policy if you get Flood coverage and increase the property coverage deductible. 

out our way these letters are usually far more than letters they can be a bound booklet.. with pictures of the family  the family dog  the family parrott  pics of their kids at the beach etc etc.. long flowing letters. 

Never one to kick a down dog, but for future investments, I would strongly advise against ever owning an investment property in an HOA neighborhood, especially an STR.

But you can rent your entire property, furnished, with utilities, on AIRBNB, for a minimum stay of 30 days and allow pets for $25-2750+ No management, no property destruction.

Other common lease violations are damaging the real property, staying longer than agreed upon, keeping pets without the consent of the owner, or breaching one of the material terms of the lease agreement.Performing illegal activityInvolvement in an illegal activity may be valid ground to evict a tenant.

Also I was told -to get ahead the competition (and my suspicion about the prevalence of 2-3 bedroom beachfronts was confirmed) - we have to go pet friendly and accommodate 10-12 in that 3 bd house.
