Simplify the structure as much as possible, have clear roles and responsibilities that are not overlapping (meaning only one person is allowed to make certain decisions) and a clearly defined exit plan.

While some strategies may work here, those strategies might not suit you.I don't personally do MTR, STR, co-living, or other nuanced strategies.

If the IRS has a Form 1098, they assume that the person listed on the form made the payments, and they move on. 

@Richard Rafferty, given the relatively small nature you are looking to take on with your first syndication, personally, I would find it hard justify the typically 20-30k+ for a paid mentor. 

Just curious do you find that accessing county records online through the county clerk website works just as well as going in person?

BUT, let’s say for personal reasons you want to “stretch” for faster wealth accumulation.

I personally would stay away from condo-tels as they will be even worse and you'll have less opportunity to cash flow. 

I personally don't mind cooking on electric but I will say that cooking on propane is different than what most people know which is natural gas.
