Honestly I have found that tenants try the "offensive to be defensive" move.

When posting mininum qualifaction standards are there standard or general clauses for felony charges and or sex offense charges.

Depending on the state, this is either a misdemeanor or a felony... and the misdemeanor states scale to a felony offense after the first incident. 

No offense, but they are typically low-quality renters making low wages and low standards.

Go to the local police station and ask for a crime map to see what type of offenses are taking place (minor vs violent crime).
