Numerous DSTs are now curtailing distributions, and I don’t think they are even allowed to make capital calls, unless they blow up the DST structure and turn it into a taxable (and very unattractive) syndication.So I think carefully considering market cycles is still a necessary analysis, even though it’s always a guess or speculation on the investors side.

So far a nationwide funding search targeting traditional national, regional & community banks; SBA lenders; & hard money sources has been unsuccessful for numerous reasons - not the least of which is their objection to financing or investing in our type of business.

@William Brock I can't say specifically how well these do, but we have lent on numerous VRBO type properties on Canyon Lake recently, and those borrowers seem to be doing well, so other investors are doing just what you're talking about, for what it's worth

So, offering them to just anyone and everyone will slow down our operation so unfortunately just freely offering our resources isn't feasible.Not comparing us to Apple haha but if someone wanted to build an iPhone themselves, I doubt Apple would give them contact details to their supplier in China or bank contacts in Ireland to avoid US taxes lol

with an 1880s wood building (age of many 2 flat buildings) it’s not if you have rotted wood but where. for me it was a constant battle caulking/replacing windows spraying insulation to keep cold air out and conducting yearly termite inspections. you might still have some of these issues with brick buildings but you have more time (fix it this year as a opposed to right now) @Mark Ainley curious if you have any other anecdotal reasons why brick is better than wood- i know i’ve heard this come up on the podcast numerous times
