Yes, the BRRRR method can work with multifamily properties, and many investors have done it successfully.

The cash flow would be nice, but are you planning to hold for a long term or refinance before the balloon or sell?

Another nice bonus of using this as a funding source is no closing costs, big help on the front end.Obviously, if all goes relatively well, the plan would be to hold these properties as rentals and refi at some point down the road when rates on mortgages drops back down a bit, whenever that may be.

But it would be nice to have access to the software and a place to basically wholesale the ones you don't want for yourself.

The team members I've worked with are super nice, but I have to ask, are there significantly better turn key provider deals to be had with a little more patience/perhaps better expectations set from me?

Any recommendation for the first steps I should take if I want to purchase my first rental property using the BRRRR method (or flipping).
