There are sometimes fees associated as well but they seem minimal and scale well since one line of credit can purchase multiple assets.Interested if anyone else is using this lending strategy and what your experiences/recommendations are.

I have done it multiple times and always suggest it as the best way to start.

I have done several multiple property 1031 exchanges throughout the state for my clients who are looking to scale and improve their investment portfolio. 

Assuming that's true, I would recommend looking for a replacement property (or properties - you can purchase multiple in the exchange) with value of at least $725K (selling price).
