On the street in the past 5 years, most of the calls are suspicious behavior, noise complaints, etc with a few motor vehicle burglaries and one auto theft.

I would start from the outside first, as Account Closed is right, if the sump pit is the enclosed type the sell and not perforated all around it, then there is always water sitting at the bottom of the pit, and all sump pumps are not designed to get every bit of water out, the intake for the water is usually about 3/8" up from the bottom of the unit, this prevent the motor from being clogged with mud.a lot of times the home inspectors will exaggerate things for their clients.

I did consider Reno NV due to Tesla Motors Gigabyte factory hype but numbers don't make sense.Good Luck Vivek

Granted I've seen A/C units last 30 years or more, but typically you will be spending a lot of money on maintenance and burned out motors, etc etc...You will eventually have to pay for these units one way or the other.

The process could be as simple as just adding two motorized zone valves, a second thermostat and a little low voltage wiring.
