Most buy the entry level SFH because its what they are qualified to purchase.  

I have done quite a few different things, one of the best to find out who is doing the most volume is go onto good and search for the "we buy houses companies" in the area you are looking to invest.

But In your situation you could purchase the SFH for most of your cash. 

We don’t have an immediate need for the cash and current rates are attractive, so would love to hear what the pro/cons of seller financing are in this situation?

While I think neighborhood farming is a good idea, I'd say instead of doing it geographically, think about who is most likely to move in your community.
