I'm going to way overshare as it feels necessary and hopefully will provide plenty of context for my mission ahead.I'm a mid 40's guy south of Denver with an amazing family. 

There's a ton of rent by the room potential, a great mission, and as the owner/operator, he could help more people, more directly than with his current night job, and there is a path to expanding the operation to multiple properties over time.He has plenty of savings (two jobs puts him nearly in the six-figure income range) and is well-qualified to purchase in Q1 2023.

There are communities in San Diego where the foundation was built upon beach sand (mission beach, north park, South Park, etc).

I always budget at least 1-2 hours of deal hunting every day as I'm on a mission for 100 doors within the next 10 years.

I just researched via the website and was impressed with their affordable housing finance mission focused on low to moderate income people/families.
