When I do short sales, I give evidence (rehab costs from a licensed contractor with their stamp seal, crime rate (if applicable), lowest comps I can find, flood zone (if the property is in a flood zone), mold issues (if any), title issues, squatters, improper assignments (robo-signing that fueled the mortgage melt-down; you can check out saiaudit.com for more info), and any other evidence I can show to demonstrate why it's in their best interest to let the property go at the offer price I've made.

asphalt driveways suck. or asphalt patios. they are hot, melt, people and cars drag tar everywhere, even in the house. yuck.nothing's better than concrete that's done right. yes, brick pavers look 400x better, but the cost is much higher too!

So far, I have received several texts along with pictures of oil stains in the driveway, trash cans being left out for almost a week at a time and snow not being removed on the sidewalk that is in front of the house (north facing, it never melts).

Or the ones buying "turnkey" properties all in for a total of 49k with a year of rent melted into the deal.You or I would never even consider these types of properties but for some reason the people getting fooled into these properties are losing everything.Seems like when I have been doing some fact finding from these people that are getting scammed Utah is at the core of this.I would LIVE in DETROIT if it was just me.
