I'm no lender but from my experience scaling as an investor, the lower the purchase price/number of units, the more emphasis is put on the income of the borrower.

The "effective" way to start (not necessarily the best "legal" approach) is to have the LLC file a mechanics lien against the property before it gets sold or is further levered.
