One of the officers I spoke with indicated she believed that the charges in the case could transfer to me at the discretion of the judge and that I should plan to be in court for the scheduled hearing, while the solicitors at the court would not give me any information as I was not named as a defendant in the case.

So i made an offer of $225k, because that put my cashflow at $408/month or $204/door... turned down..So i made an offer of $230k, immediately was turned down.... property sat on market for 21 more days...So on day 22, i made an offer of 235k, immediately was turned down... property sat on market for 4 more days before the agent called me asked me if i would go 244k, i told them i was firm at 235k, because that placed me at $140/door... next day the property went pending sale....

This way I am more prepared for the next time an opportunity like this comes up.So here are the details of the deal:3 bedroom, 1 bathroom single family propertyListing requested an all-cash offerThe numbers looked like this:Listed on the MLS for $80,000Needed about $20,000 to bring it up to meet or exceed the quality of similar houses in the areaEstimated After Repair Value (I think abbreviated ARV) was around $141,000Similar rents range from $1,100 to $1,300Initially looking at this, my thinking was that the $80,000 purchase price plus $20,000 rehab bill puts me at 70% of the ARV, and my understanding is 75% or under is the target for BRRRR.

In Portlandia were are see price concession and or free rent etc on some of the new build real high end 2500 dollar elevator buildings on the east side.. this is happening now.form what a friend of mine who owns a management company with 6k plus doors was telling me at lunch.a few buildings are stressed right now.take this scenario.. you buy the land 3 to 5 years ago it takes at LEAST 2 years to get through permitting then another year to build.. cost of building in this time has gone up 10% or more.. land is static .. and your proforma show this ever increasing rent.. you now come on market and your 4 story elevator building now cost you 400 a foot to build.so your in a new apartment 400k.. you need 2,500 a month just to hit your investor grade 4 to 5 cap.. and now rents start to pull back as they are or lease up is very slow at those values.. so you have full amount of debt on the building and of course everyone these days has max debt.. so debt service and DCR ratios start to go out of wac you have annual reporting and loan covenants .. you no longer meet your covenants and you have a cash call to your lender along with negative cash flow.. this is what I mean by some are stressed..
