., etc.Other than age-specific issues like LBP and asbestos, the things I'd look for on an old house would be much the same as what I'd look for on a newer house--these things would include: signs of water diversion failures (such as rot, peeling paint, masonry damage), settling issues, the type and age of plumbing, HVAC, and electrical, the condition of the sewer main (scope it), the type and age of windows & doors, a meth test, a radon test, etc. etc.I have properties from the 1910s, 40s, 50s, 60s, and 2000s, and frankly--the older properties are often my favorites, and some of them are the best-performing properties in my portfolio.Just being an old house doesn't--in and of itself--make a property "good" or "bad"...plus, old houses sometimes have charm and aesthetic appeal that no new house can touch.

Good chance in North Texas you may have some major foundation work, which may lead to problems with other systems including plumbing, roofing, and masonry, to name a few.

The building should be at least partially constructed of masonry and can be in any condition from completely dilapidated to completely renovated, which is why the wide range of pricing of up to about a million.

Needs roof and plumbing immediately, contains mold in finished attic and unfinished basement, active Knob and Tube but was not an issue obtaining insurance, needs GFCI upgrades throughout, some masonry work on porch, chimney and exposed foundation, wood/stucco siding both in rough shape, poor grating, needs 2 bathroom remodels and 1 kitchen, 2 range, 2 dishwasher, 1 fridge.

I was mostly looking for a multi-family in downtown Troy to occupy and house hack, but the local market is hot right now, it seems highly speculative, and at the end of the day the properties are 100+ years old, many needing extensive masonry work, etc.My realtor ended up showing me a HUD property in Rensselaer / East Greenbush area - a 2 bed, 1.5 bath townhouse built in 1988.

We usually kept a sheet going with our agreed to costs adds/deducts.Larger masonry work was 50% upfront, 50% at the end.Roofer didn't ask for money until the end, similar to my plumber, left it with, pay me when you can.
