Ie tile tub surround, $/sf floor, high end vanity with stone top or builder grade with cultured marble?

For upstairs bath, I did new bathroom tile surround, new marble herringbone floor, new toilet/vanity, and added a small half bath on the first floor making it a 3/1.5.

If I wanted to go all out, I'd probably buy a marble look laminate top for the vanity with no backsplash (from ikea) and get a couple of the square porcelain drop in sinks from MR direct and then put up a tiny tile backsplash under the mirror and replace the cabinet knobs with chrome to match the other hardware.

We're looking into areas just outside of Austin area as the influence continues to expand in to more rural area (hence looking into places like Burnet, Marble Falls, etc).

That's the same logic that'll be applied for anything from a unicorn statue you mount on the roof to an ADU to an extra bathroom, for some of those things the data will exist (full ADU, and an extra full bathroom, view of one of the iconic Bay Area bridges), for others it will not (unicorn statues, unheated outdoor swimming pools in Alaska, sheds, view of one of the iconic Bay Area bridges also winds up here sometimes too). 

@Brandon DeVega so, I had a tenant who was doing her hair in the bathroom while she was smoking and she was using aqua net or somesuch hairspray, and she lit the can on fire which spun around and actually burned the cultured marble sink top and the toilet.
