Tourism is a growing segment, but by no means the city's main producer. 

The most likely main focus of many congressional hearings on this nomination will be on how to address the affordability crisis in this country.

With all of that said, my main goal is to have long term appreciation and if there is a little extra cashflow at the end of the month, great. 

I mainly want a site that offers advertising the property, online payment options, maintenance requests & at least a basic accounting aspect.Thank you in advance!

I love house-hacking for Tampa Bay for a few main reasons: 1) great long-term outlook on appreciation; fundamentally strong market and growth projections, 2) diverse opportunities of house-hacks from luxury house hacks, cheap house hacks, room by room, STR, MTR, etc. 

I'm looking at it on my rental software and there is also a fee for it which is the main deterrent for me currently.

I definitely plan to make that my main focus!

So you can think of it as wholesaling without the capital or willingness to close is under legal attack (in SOME states), while wholesaling without the capital $ and intent is no problem.
