I am aware of big ticket items: roof, HVAC, water heater, electrical (switch, wiring, fixtures), plumbing and plumbing fixtures, key/rekey, garage door and opener, attached appliances, just to name a few.

Doesn't have to be the most expensive, but something that is more durable because some tenants are rough on stuff.For door locks, get one that the PM can reprogram/rekey (assuming they do it-mine hired a locksmith for some reason).

Ask her to call a locksmith to open the house and provide you with a key.

The house has a nest thermostat already installed, I plan to either use a Schlage Encode or Kwikest Halo lock (the existing locks are Kiwkset that appear to be pre-smart key, so depending on how easy it will be to rekey/recore and integrate with the smart lock will decide), and I plan to add cameras covering the front and rear of the house (unsure of type), and potentially a noise monitor like Minut. 

We have a locksmith lined up to go with us, but if the people tenant is there it could actually be a bunch of drama. 

Take pictures if you need proof of things, rekeying is a cost put down as much as you think of to get the property back to the condition that is was when they moved in.

I can rekey in less than a minute.

I actually don't have back door match and don't give out back door key.That way when I rekey, I just have to do the front door.
