The 2nd floor is always more challenging than the 1st floor but renting a lift gets you past the height issue.The main reasons I replace with standard sizes, I can check for water intrusion, I can insulate better, I can replace with dual pane, the windows are easier to open in an emergency, they are easier to replace in the future when a baseball goes through them, they look better and they increase value.

Nothing else.I only offered a partial refund as I felt I was being taken advantage of.At some point this summer, crickets established their home in my unfinished basement and were singing ALL night - had to put traps and spray around the perimeter of the house to prevent intrusion.

I think this would be almost less intrusive, either way you have to get in front of them somehow. 

The extent of a landlords intrusion into a tenants life, when rent is not paid on time, is to call the tenant directly and send the pay or quite notice.

You could make some improvements but replacing something like cabinets is pretty intrusive/time consuming, so it might be difficult to pull off without inconveniencing your tenants.

And most trust deed investors are accredited these days since required filings (if in CA) by the issuer of the security (you) with the department of corporations for every loan involving a non-accredited trust deed investor is very time consuming and intrusive into your business inner workings.Or, you can do what many rehabbers do, hit up friends and family for 100% of the purchase and rehab, give them a 5% return (hey, that's 500% more than they can get in a bank, how can that be bad) and if the deal goes south, oh well, it's not your money.
