If you cap rate is still low, but cash flows, isn’t this still good investment since its infinite returns?

As long as your interest rate is lower than inflation (check out the Chapwood Index for real life inflation numbers) you are getting "free" cash and an infinite ROI.

Once you build confidence in them, and your systems, scaling because infinitely easier and less daunting.  

Ever since reading The Book on Rental Property Investing and learning of BP, I have devoured countless hours of the BP podcast and have been accumulating real estate books faster than I can read (currently have 5 waiting on the shelf as I read David Greene's Long-Distance Real Estate Investing).

Talk to a real estate lawyer, see if they have an off-the-shelf simple purchase agreement they will tailor for your property for a reasonable fee.

Not impossible to do without a job but infinitely more difficult.

Plus all of my properties easily cash flow and have great top shelf tenants, but that was attributable to really good timing, property and property management selections, and ignoring the strategy Du Jour in favor of time tested hard solid analysis and sage advice (Buffet/Munger).
