So far they've been respectful, pay their rent on time, etc. although since I'm living in the basement they are likely inclined to behave better since I'm always around. 

The closer you can get to local money, the safer your loan and the more inclined a lender will work with you if there are any issues.

I live in California (SF bay area) and not inclined towards the local market due to high prices and laws not being landlord friendly.

I'm inclined to remove the kitchen and bedroom,and just make two large office/retail spaces?

I'm inclined to swap natural gas HW tanks for electric when they die to make it easier/quicker on replacement, but curious if anyone has been using tankless as they claim to have a longer life. 

Of course when we talk he says he's working at getting things moving along, and I'm inclined to believe him, but with each passing week without any new developments, I don't know what to think.
