thanks for that so is 1.5% bad bc that's what that person messaged me  there is no regulation on Transactional funding basically its whatever you can negotiate.. 1% is the going rate from most.. some will be higher some will be lower.. just google around for TF funding and and talk to a number of those funders to find your best deal.there are half a dozen of these folks or so on BP that do provide this service maybe they will catch this thread or maybe you do some snooping around on the site and find them.

However when I would do work outs it could be a challenge for private second holders to understand the pickle they were in.All the more reason every investor should obtain qualified legal consultation before investing directly into notes  Don I should have added the reason these folks were paying on the second and not the first is the payment was much smaller..

In Denver where I invest it's actually a PLUS to not have the other unit considered separate because permits are only allowed for STR if you're renting out your primary residence and I know many folks who put a locking door on part of their home and have a separate external entrance to that part of the house, and rent it out as an AirBNB without it being considered an additional unit by the city.

I have done it twice.I tell folks just go for a walk on the road or bike trail along the lake and don't toss the butts.
