I say ignore it, b/c looking for props that meet it in TX is like looking for a needle in a haystack.    

@Kim Rosinski the real estate game is all about finding that needle in the haystack.

The BRRRR thing would be great, it will probably just take time and determination to get your hands on the right property, it will be a needle in the haystack, but it might well be out there. 

Digging through the haystack of potential properties to find one.

I am sure there are good people here just need to search for the needle in the hay stack till I do.

I finally gave up and sold last year ... that was a very happy day for me.I would say you have to find a great property manager (which is beyond needle in a haystack) or try to have systems to self manage but will still need a great RE agent and contractors (yet another needle in a haystack).

So, you're looking for a needle in a haystack...and all you know about the needle is it might be the same color as the haystack...or at least that what you've been told.
